Estates with one heir or many
Estate sales can involve a single heir, several heirs, or a personal representative acting for the estate. We communicate in writing with the authorized signer and the involved family members they direct us to include.

On the court's schedule
Probate timing depends on the estate, the court, creditor notices, and whether the matter is informal or formal. When the estate and its attorney are ready, we can consider a written agreement that waits to close until the personal representative has clear authority. If the written agreement permits assignment, purchase rights may be assigned or the transaction may close through us, a related buyer, or a partner purchasing entity.

Title gets handled through closing
Older estates sometimes carry surprises — a missing heir, an old lien, a deed that never recorded cleanly. Any purchase is subject to title review, and closing should run through a Minnesota title company or attorney familiar with estate sales.
